Property Details
Each Tract is under its own individual Wildlife Exemption. The exemption is in place with 5 year plans recorded with the county as required.
There is electricity run underground along the shared road easement to each of the lots. The shared road easement on tracts 1-3 is the only easement.
Well and septic are needed for each tract.
Water troughs, feeders and bird boxes are on property and convey, all paperwork was submitted and they were inspected on Nov 07, 2022 and all passed.
Tracts 1 and 3 have a spring fed creek running along the West property line, it is currently dry due to recent droughts.
There is a limitation on Tract 1 that nothing can be build between the entrance and the creek crossing. This is also where the pipeline crosses the property.
A minimum of 1,700 sqft. of living space is required per tract and a maximum of 3 single family residents is allowed per tract. Mobile homes are not permitted.
No structure or improvement may be constructed on an easement.
Up to 2 livestock animals (including horses & cattle) per 5 acres may be kept on each tract.

From Ranch Road 12 turn onto Jacobs Well Road heading west.
After 1.6 Miles, at the stop sign turn right onto Mt. Sharp Rd.
After approximately 2.3 miles, the gated entrance will be on the right.
